Our Strata EV Charging Services

From initial feasibility study through to full infrastructure installation — a complete range of EV charging services for strata buildings and apartment complexes across Sydney.

Level 1 Infrastructure

Install the electrical backbone — cable containment, distribution boards, metering — so chargers can be connected as resident demand grows.

Level 2 AC Charging

Dedicated 7kW to 22kW AC chargers at individual resident bays, with dynamic load management and per-resident metering and billing.

DC Fast Charging

High-powered shared chargers for visitor parking, common-use bays or high-turnover charging in larger or mixed-use buildings.

Why Strata Committees Choose Sydney EV Chargers

  • We attend your AGM or committee meeting: We present the proposal, walk lot owners through the options and answer technical questions from residents.
  • Fixed-price quotes after the feasibility study: Your OC has a confirmed cost before the approval vote. No surprises after the resolution is passed.
  • Licensed electricians on every installation:  All work includes Certificate of Compliance for Electrical Work (CCEW) and full compliance documentation for your strata records.
  • Load management designed for your building: We size the system to your specific electrical capacity so multiple residents can charge without mains upgrades.
  • Per-resident metering and billing configured before handover: Residents pay only for what they use. EV charging costs do not fall on the strata levy.
  • Full handover documentation: Equipment operation, maintenance and warranty terms documented for your building manager and strata records.

How Much Does Strata EV Charging Cost?

EV Charging for Strata Buildings Sydney

There is no standard price for strata EV charging — every building is different. Cost depends on the number of bays, building electrical capacity, cable routing complexity, load management requirements, and whether the infrastructure needs to be staged.

As a general guide:

  • Level 1 backbone for a 40–80 bay car park typically starts from $30,000 to $90,000
  • Level 2 per-bay AC charging scales with the number of connected chargers and the building’s existing infrastructure
  • DC fast charging for shared or visitor bays varies based on charger capacity and civil works required

An accurate quote follows the feasibility study, which confirms the full scope and cost before your OC votes on the budget.

The Process

How It Works

  1. Step 1

    Feasibility Study

We visit your building, assess the electrical infrastructure and car park layout, collect actual usage data, and deliver a written feasibility report with options and costings — ready to table at your next AGM.

  2. Step 2

    OC Approval & Fixed-Price Quote

We attend your committee meeting or AGM to present the proposal and answer questions from lot owners. Once approved, we provide a fixed-price quote covering all infrastructure, installation and compliance documentation.

  3. Step 3

    Licensed Installation & Commissioning

Our licensed electricians complete the installation with full cable management, load management configuration, per-resident metering setup and compliance documentation for your strata records.

The overall experience with Sydney EV Chargers was first class. Booked them a week ahead and they contacted me 2 days prior to the installation of a Zappi charger to, confirm if I'm still good to for the day we arranged. On the day of installation, I received a text message saying they're on their way to my place. So communication was excellent. Arrived on time and did great job of installing and commissioning the Zappi. Found 2 CTs needed reversing, set up the Myenergi app, explained how to operate the Zappi and the app. Asked if I was happy with everything. I can't fault them and would recommend them for anyone wanting an EV Charger installed.

Frequently Asked Questions About Strata EV Charging

Does our owners corporation need to vote on installing EV charging?
Yes. EV charging infrastructure on common property requires a by-law amendment or resolution passed at a general meeting. Under the Strata Schemes Management Act 2015, works on common property generally require a resolution at the strata committee or general meeting depending on value and nature of the works. We help you prepare the motion documentation and can attend the meeting to answer technical questions from lot owners.
How many EV chargers can our building support?
This depends on your building’s main electrical supply capacity, current load, and the number of chargers you want to operate simultaneously. A load management system allows more chargers to operate within the building’s available capacity without requiring expensive mains upgrades. The feasibility study determines the exact number your building can support.
What is the difference between Level 1 and Level 2 EV charging for strata?
Level 1 installs the electrical backbone throughout the car park — cable containment, distribution boards and metering — without committing to a charger at every bay. It prepares the building for EV charging and allows chargers to be added progressively. Level 2 adds dedicated AC chargers (7kW to 22kW) at individual resident bays, with per-resident metering and billing.
How much does strata EV charging cost?
Every building is different. As a general guide, Level 1 backbone infrastructure for a 40 to 80 bay car park typically starts from $30,000 to $90,000. Level 2 per-bay AC charging scales with the number of bays connected and your building’s existing infrastructure. DC fast charging for shared or visitor bays varies based on charger capacity and civil works required. An accurate cost follows the feasibility study, which confirms the full scope and cost before your OC votes on the budget.
Who pays for EV charging in a strata building?
With per-resident metering and billing, each resident pays only for the electricity they consume. EV charging costs do not fall on the strata levy or the building’s common electricity account. The appropriate billing model depends on whether chargers are dedicated to individual lots or shared among residents.
Can load management prevent us from needing a mains upgrade?
In many cases, yes. A load management system monitors overall building demand and limits how much power is available to EV chargers when other building loads are high. This allows more chargers to operate within the building’s existing electrical capacity. The feasibility study will confirm whether load management is sufficient or whether a mains upgrade is required for your building.
What happens to a resident's EV charger when a lot is sold?
This depends on how the installation is set up. A charger dedicated to a specific parking bay typically transfers with the lot. Shared chargers on common property remain with the building. We document ownership, access rights and maintenance responsibilities as part of the handover documentation provided to the strata manager and building records.
How long does a strata EV charging project take?
Timelines vary by scope and OC approval process. The feasibility study and written report typically takes 2 to 4 weeks. OC approval at a general meeting depends on your meeting schedule. Installation and commissioning for a mid-size building typically takes 2 to 6 weeks depending on infrastructure complexity and civil works required.
